Texas property records

Understanding your CMDR.

A Certificate of Mold Damage Remediation records specific statements about completed mold work. It is an important property record, and it is separate from the passed clearance report.

Two different documents.

Passed clearance report: documents the post-remediation assessment and whether the project's clearance criteria were met.

CMDR: the state certificate completed by the responsible license holders after the applicable requirements have been met.

Who completes it?

For the licensed remediation process, the mold remediation contractor and the mold assessment consultant who performed the post-remediation assessment complete their respective certifications. The contractor must sign and provide the certificate no later than the tenth day after the project stop date.

What does it say about the moisture problem?

The consultant's statements must be supported by the work and assessment, including whether the underlying cause was corrected. Keep repair records from the plumber, roofer or other trade involved. A passing sample result alone does not establish that the moisture source was repaired.

Why should you keep it?

Texas requires sellers to provide buyers with copies of CMDRs received for the property during the preceding five years. A qualifying certificate may also affect how prior mold damage is considered in residential insurance underwriting. It does not guarantee that a claim will be paid or that a future moisture problem cannot occur.

Keep these together.

  • Remediation protocol and work plan
  • Repair records and before-and-after photos
  • Passed clearance report and laboratory results
  • Completed CMDR

FAQ

Questions we're often asked.

Can I get a CMDR after any cleanup?

The form and the available certification depend on how the work was performed. TDLR describes a separate bottom section of form MDR-1 for certain inspections finding no evidence of mold damage. That is a different certification from the contractor-and-consultant certification for a licensed remediation project. Review the circumstances before assuming one can be issued.
