FAQ
Inspection and service questions.
What does Moldo inspect?
We assess mold and moisture concerns in homes and commercial properties. The inspection looks at the areas involved, relevant moisture conditions, and any testing needed to help answer the questions about the property.
Can I arrange an assessment without seeing mold?
Yes. You can request an assessment before buying a property or to investigate an odor, past leak, or other concern. Visible mold is not a prerequisite for scheduling.
Can you inspect the whole property or just one area?
We offer assessments of a specific concern or a broader property scope. We agree on the areas to inspect and access before the visit.
Can attics, crawlspaces, and exterior areas be included?
Yes, when they are relevant to the agreed assessment and accessible. We discuss which areas to include and any access arrangements before the visit.
Does every inspection need mold testing?
No. We recommend sampling when it adds useful information to the assessment and explain what it is intended to answer. Testing may involve surface or air samples, depending on the concern.
What will the report tell me?
It explains the inspection findings, relevant moisture observations, applicable laboratory results, and recommended next steps. If further investigation or remediation planning is recommended, that is explained in the report.
Do you remove mold?
No. Moldo provides inspection, testing, remediation protocols, and consulting. If you need a protocol to define removal work and clearance criteria, that is a separate service.
How much does an inspection cost?
Pricing depends on the property, the areas being assessed, and any testing needed. Call or send a request. We confirm pricing before booking.
How soon can you inspect and provide the report?
Call with the property address and any deadline. We'll confirm appointment availability and expected report timing, including any laboratory work, before booking.
Can you assess something noted in a home inspection?
Yes. Share the relevant findings so we can discuss the mold and moisture questions that need further assessment.
Can you assess an area that has already been repaired?
Yes. We assess current conditions and consider the available history. Earlier photos, repair records, and reports can help explain what changed.
What if I already have a mold report?
Share the report and the questions you still have. We can discuss whether another assessment, testing, or a separate consulting service would be useful.
Do you serve the entire area shown on each local page?
Yes. Coverage includes the neighborhoods throughout the area, not just any examples mentioned on the website. See our service-area page for the wider regions we serve.
Can I arrange an inspection while buying a home?
Yes. Consider a mold and moisture assessment alongside your other option-period inspections. Contact us early with the property address and deadline so we can confirm availability and report timing.
Does this assessment cover other environmental concerns?
Mold and moisture are the focus of this assessment. Tell us about other concerns before booking, such as asbestos, lead, or radon, so we can discuss a separate service or an appropriate provider.
How do I arrange an inspection?
Call or use the inspection request form. Tell us the address and what you need assessed. We confirm the service, pricing, access, and availability before booking.
FAQ
Buying a home.
Is mold assessment included in a home inspection?
Not automatically. Texas home-inspection standards do not require determining whether mold is present. If your inspector offers mold assessment too, confirm the included scope and the applicable mold license.
Do I need to see mold before arranging an assessment?
No. You can include an assessment in your option-period inspections without first finding visible mold or receiving a referral from your home inspector.
Does every buyer need mold samples?
No. We recommend sampling when it helps answer a specific question about the property and explain what it would add to the assessment.
Can the findings help with repair discussions?
Yes. The report gives the buyer and agent documented findings and recommendations to discuss. Any repairs, credits, or other changes depend on the contract and the parties' agreement.
Can the assessment fit within my option period?
Contact us early with the address and exact deadline. We'll confirm inspection availability and expected report timing, including any laboratory work, before booking.
What happens if remediation is recommended?
We explain the findings and next steps. A separate remediation protocol can define the removal work and clearance criteria for a remediation contractor. Moldo does not perform the removal.
